A Run on Real Estate<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">The first AI-driven infrastructure change data centers will probably see is a growing demand for data center real estate.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Hyperscale users have been busy pre-leasing most of the available space. With vacancy rates <\/span><a href=\"https:\/\/www.networkworld.com\/article\/1249280\/ai-partly-to-blame-for-spike-in-data-center-costs.html\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">down to 2.7 percent<\/span><\/a><span style=\"font-weight: 400;\">, many newcomers to the industry will face significant challenges to rapid expansion.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This space crunch is attributable to companies such as OpenAI making considerable investments in new technology, including applications that will create custom functions for ChatGPT.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">IT developers are eagerly waiting for OpenAI to open its own <\/span><a href=\"https:\/\/www.wired.com\/story\/openais-app-store-chatgpt-everything-app\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">app marketplace<\/span><\/a><span style=\"font-weight: 400;\">; however, all those AI workloads will need a place to run. With physical data center space becoming more scarce, the cloud may be the next best option.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">2. A Cloud Services Boom<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Enterprise spending on cloud infrastructure <\/span><a href=\"https:\/\/www.srgresearch.com\/articles\/ai-helps-to-stabilize-quarterly-cloud-market-growth-rate-microsoft-market-share-nudges-up-again\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">topped $68 billion<\/span><\/a><span style=\"font-weight: 400;\"> in the third quarter of 2023. While giants such as Google and Microsoft continue the upward trajectory, cloud providers such as Oracle, Snowflake, and VMWare are also experiencing high year-on-year growth rates.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">What do experts believe is driving this spending boom? Generative AI applications.<\/span><\/p>\n<p><a href=\"https:\/\/www.thenationalnews.com\/business\/technology\/2023\/12\/15\/how-the-cloud-industry-is-benefitting-from-the-generative-ai-boom\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">According to some<\/span><\/a><span style=\"font-weight: 400;\">, AI is opening up new cloud workloads. This is great news for those companies that boarded the real-estate train early and were able to snag data center space from enterprises that didn\u2019t plan ahead.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As more graphic processing units (GPUs) emerge that can handle the high-speed mathematical calculations associated with machine learning, businesses looking for more AI capacity may turn to these companies for cloud services.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">3. The Heyday of Modular Data Centers<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Competition has limited wholesale and colocation data center capacity. As the space crunch continues, expect to see more modular data center solutions.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These prefabricated IT structures remove many of the barriers that traditional data center construction presents. In one survey conducted by global analyst OMDIA in partnership with Vertive, a prefab data center provider, 93 percent of respondents <\/span><a href=\"https:\/\/blog.equinix.com\/blog\/2023\/04\/28\/what-are-modular-data-centers-and-how-can-they-help\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">planned to use modular<\/span><\/a><span style=\"font-weight: 400;\"> as their default construction process.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Modular has many advantages, including meeting hyperscaling expansion needs and expanding data-storage capabilities, such as those needed for AI applications. It can also help companies shrink their carbon footprint and take advantage of access to renewable energy sources.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">4. Data Center Cooling Innovation<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">The surge of cutting-edge technology has created a need for high-density data centers that can proficiently handle artificial intelligence and machine learning. Microsoft and Meta are creating new chips specifically for AI technology. In Microsoft\u2019s case, these chips require much wider racks for power and networking cables.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In the words of former Microsoft data center development executive Christian Belady, \u201c<\/span><a href=\"https:\/\/www.datacenterfrontier.com\/cooling\/article\/11428289\/microsoft8217s-belady-on-immersion-8216air-cooling-is-not-enough8217\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Air cooling is not enough<\/span><\/a><span style=\"font-weight: 400;\">\u201d for this new technology. For this reason, IT equipment developers are now focusing on liquids.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Microsoft has introduced innovation in this space with \u201c<\/span><a href=\"https:\/\/www.theverge.com\/2023\/11\/15\/23960345\/microsoft-cpu-gpu-ai-chips-azure-maia-cobalt-specifications-cloud-infrastructure\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">sidekicks<\/span><\/a><span style=\"font-weight: 400;\">\u201d that sit next to the rack.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These devices hold cold liquid, which flows to cold plates attached to the chips\u2019 surface. That same liquid then transports the heat away from the plate, carrying it back to the sidekick to cool and start the process over.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">5. AI Accelerators<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Experts now realize that training large language models requires infrastructure changes at a granular level. Consequently, many tech giants have started work on proprietary chips explicitly designed for artificial intelligence.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">One such solution is the Microsoft Azure Maia 100 AI Accelerator. This chip will run on infrastructure tailored for AI workloads and optimize performance when used with the Azure hardware stack.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Meta is also <\/span><a href=\"https:\/\/about.fb.com\/news\/2023\/05\/metas-infrastructure-for-ai\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">designing its own chips<\/span><\/a><span style=\"font-weight: 400;\">, known as Meta Training and Inference Accelerator chips, to handle the company\u2019s internal workloads.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Additionally, Meta has announced the development of its next-generation data center design, which involves a high-performance AI network connecting thousands of chips for large-scale training clusters.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Like Microsoft, Meta intends to have a custom-designed end-to-end stack. The company\u2019s executives believe this is part of a trend involving increased specialization in chip design and infrastructure explicitly built to power AI operations.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Nvidia, however, is leading the way in <\/span><a href=\"https:\/\/www.nbcnews.com\/business\/business-news\/what-is-nvidia-what-do-they-make-ai-artificial-intelligence-rcna140171\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">AI accelerator chips<\/span><\/a><span style=\"font-weight: 400;\">, with continual increases in speed and function, which is underpinning the rapid AI boom.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">6. Sustainable Site Selection<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Location choices may begin to change for enterprises that can get coveted data center space. Many expect a rise of \u201cgreen mega campuses.\u201d Data centers may spread across hundreds of acres of land and demand will increase for access to renewable energy and recycled water.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">With <\/span><a href=\"https:\/\/www.npr.org\/2022\/08\/30\/1119938708\/data-centers-backbone-of-the-digital-economy-face-water-scarcity-and-climate-ris\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">water scarcity being a risk<\/span><\/a><span style=\"font-weight: 400;\"> in some areas, data center development may very well shift to new markets that can provide what companies are looking for. For example, Crane Data Centers is <\/span><a href=\"https:\/\/www.datacenterdynamics.com\/en\/news\/crane-data-centers-partners-with-principal-planning-100mw-campus-in-oregon\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">building its first project<\/span><\/a><span style=\"font-weight: 400;\"> outside Portland, Oregon, where it can access recycled water from a treatment plant.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">7. Data Center Automation<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">AI has introduced the idea of automation in data centers in several unique ways.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For one, predictive analytics technology is capable of improving workloads and overall efficiency by predicting needs for data center power requirements and rack space. This could lower operational costs and power usage with better, more data-driven decision-making.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This same predictive maintenance can also improve service delivery, prevent downtime, and possibly lower hardware replacement costs by detecting issues before they happen. AI may even be able to predict threats and vulnerabilities, stopping cyber threats immediately.<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">8. Adaptation to New Workloads<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Emerging technologies such as AI <\/span><a href=\"https:\/\/www.datacenterdynamics.com\/en\/opinions\/how-will-ai-impact-the-data-center-industry\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">can be unpredictable<\/span><\/a><span style=\"font-weight: 400;\">. Depending on where a company is in the development cycle, it may have consistent workloads for months before a surge comes during a testing phase.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Consequently, data center infrastructure may come to center around power usage effectiveness and cost.
